HOME AND COMMUNITY VISUAL TOURS

Sellers: Selling your home has become a complicated business. Complicated, and competitive. And, for the most part, buyers have to be interested in the community before they are interested in pursuing the home. This requires the latest in marketing techniques. And I am here to provide the system for getting the job done!

Buyers: You have an interest in three different homes, in three different communities. This is very often the norm, not the exception! You need some private time to make a decision - time to consider each of them individually. How can you accomplish that? With the seller's permission, I can help!

What am I referring to? This great system I have is called Visual Tours. It allows me to put together a tour of a home and include up to 50 pictures. This means that I can take both interior and exterior pictures of the property as well as community pictures including schools, parks, recreational facilities, library, etc. For sellers, the visual tour of your home is featured on several web sites, and individual diskettes are left at your home for buyers to take with them at the time they view your home. For buyers, whether local or not, I can create a visual tour of your chosen homes and include some of the community features as well. This will help you understand the local character of the community.

I have had two recent comments about this marketing technique that I want to share with you. The first was from a local buyer (wife only) that viewed one of my listings with her realtor. She had seen several homes. Her plan was to choose her top three and then have their realtor take the husband through those for his consideration. Lo and behold, she didn't plan to take her husband back to the home I was marketing, but she couldn't resist taking him the diskette of the home because she had never seen one at any other home. When she showed him the diskette, he decided that WAS a house he was interested in seeing...and they ended up purchasing it! Had I not had the diskette available, she would never have taken him back to that home!

Relocation situations are ideal for this marketing technique. At a closing in June, 2001, the buyer mentioned to me that, because his wife was unable to come with him to choose their new home, he directed her to the web sites that had the visual tour of the home he was interested in making an offer on. His wife was able to see interior and exterior pictures as well as a picture of the entrance to the subdivision and the park two blocks away. The schools that the children would be attending were also included. She loved it! And, her family and friends were also able to see the home on the internet as well! When the wife was able to visit the area for the first time, prior to closing, they drove by all of the community and park district sites that were mentioned in the visual tour. Needless to say, this was especially helpful to them.
