The quality home inspector takes the time to thoroughly examine the interior and exterior of the house as well as the garage, shed and other outbuildings. The following is a partial list of things a home inspector will be looking at closely:
- Interior: Are there any signs of water damage or leakage? Do windows and interior doors open and close easily?
- Plumbing: Is the water pressure good? What about leaks or drainage problems?
- Electrical: Is the electrical service adequate for the house?
- Heating and Air Conditioning Systems: How old are the systems? Have they been maintained or do they need cleaning or servicing? Are the ducts properly fitted?
- Basement and Crawl Space: Are there any settling cracks and what is their condition? Examine signs of leakage. Is it from improper drainage around the exterior of the house, or is it caused by seepage through the walls? Is it adequately ventilated?
- Attic Ventilation: Is it adequate enough to prevent condensation and wood rot?
- Insulation: Is it adequate and properly installed?
- Roofing: What are the age, condition, pitch and quality of the materials used on the roof? When will replacement be necessary?
- Windows and Door Frames: Is there decay of the wood? Are the windows appropriately caulked? What types of windows are they? Do they have storms?
- Brick and Concrete: What is the condition of the mortar? Are there signs of damage from freezing or buckling due to spreading underground tree roots?
- Exterior: What is the condition of the paint or siding? Has the exterior been well maintained? Is the drainage around the perimeter of the house adequate? Are there gutters and downspouts?
Neither buying or selling right now? That's OK. Home inspections offer any homeowner valuable advice as to the condition of the home as well as maintenance tips and recommendations for repairs. Whether a buyer, seller or homeowner, to gain the most from the home inspection, it is strongly recommended that you be present. You will find it both interesting and educational.
